Arbutus Properties seeks to be a preferred employer, so we prioritize work / life balance, we focus on team building and collaboration, and we encourage involvement and engagement with diverse aspects of the communities we live and work in Summary Reporting to the Property Manager, the Maintenance Technician is responsible for the maintenance and appearance of our apartment buildings in Edmonton. Responsibilities Prepare apartments for occupancy using checklist (drywall repairs, painting / touch-ups, mechanical, plumbing, and electrical repairs) Complete maintenance / service requests for residents Conduct daily and weekly building inspections Perform system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances etc. Complete drywall repairs and interior/exterior painting, etc. Learn to distinguish when full-paint or touch-up paint is needed, as well as knowledge and ability to identify correct paint sheen and color Perform daily grounds maintenance of the property including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkways Follow the schedule for preventive maintenance for larger systems and equipment Ensure common areas and amenities are clean and maintained daily to the highest of quality standards Ensure maintenance shop/custodial area is clean, organized, and advise of supplies needed to restocking Report building issues to the Property Manager Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately Seasonal maintenance needs Other cleaning and maintenance duties as required by the Property Manager Requirements Prior building maintenance experience is required Strong mechanical aptitude Physically capable and able to lift and carry up to 75 pounds and work on feet all day Able to work outdoors in all weather conditions Knowledge of electrical, plumbing, carpentry, appliances, building systems and HVAC systems Be respectful, have a great attitude and display a high prioritization of customer service Able to deal with tenants in a diplomatic and pleasant manner Ability to work in a fast-paced environment, manage deadlines and show initiative Yardi Voyager experience is an asset Professional in appearance Reliable and prompt Work effectively and cooperatively as a team player Ability to work outside of normal scheduled hours as needed / after-hours and on-call Strong communication skills with intermediate to advance English proficiency Detail oriented, well organized Must have access to personal vehicle and/or reliable transportation, at all times Legally able to work in Canada Arbutus Properties is committed to fostering a diverse, inclusive, and equitable workplace where all employees feel valued and respected. Candidates must have prior building maintenance experience, strong mechanical aptitude, and the physical ability to lift up to 75 pounds. A personal vehicle and legal authorization to work in Canada are required.
