Vice President, Land Development Location: Toronto, Ontario About the Opportunity Our client is one of the GTA's leading residential developers, recognized for delivering large-scale low-rise communities throughout the Greater Toronto Area and surrounding markets. As the company continues its growth, they are seeking an experienced Vice President, Land Development to lead the organization's land development strategy, approvals, and project execution. Reporting to the executive leadership team, this individual will oversee the entire land development lifecycle—from acquisition support and entitlement strategy through municipal approvals, servicing, and development readiness. This is a key leadership role responsible for driving project success while supporting the company's long-term growth strategy. Key Responsibilities Lead the overall land development strategy for a portfolio of low-rise residential communities. Direct all phases of the land development process, including due diligence, feasibility analysis, planning, entitlements, engineering, servicing, and municipal approvals. Partner with the Land Acquisition team to evaluate new opportunities, assess development potential, and validate underwriting assumptions. Develop and execute approval strategies, including Official Plan Amendments, Zoning By-law Amendments, Draft Plan of Subdivision, Site Plan Approvals, and related municipal processes. Manage project budgets, schedules, consultant teams, and development timelines while ensuring financial and operational objectives are achieved. Build and maintain strong relationships with municipalities, conservation authorities, utility providers, consultants, and government agencies. Provide leadership throughout the planning and servicing process to ensure projects transition efficiently into construction. Identify and proactively manage project risks while implementing strategies to improve approval timelines, cost efficiencies, and execution. Lead, mentor, and develop a high-performing land development team, fostering accountability, collaboration, and professional growth. Work closely with Construction, Finance, Planning, Design, Sales, and Executive Leadership to ensure alignment across all development initiatives. Contribute to long-term land pipeline planning and support the company's strategic growth objectives. Qualifications 15+ years of progressive leadership experience in land development within the residential development industry. Proven experience delivering large-scale low-rise residential subdivisions throughout Ontario. Extensive knowledge of Ontario's municipal planning and approvals processes. Strong understanding of greenfield and infill development, municipal servicing, engineering, and infrastructure delivery. Demonstrated success managing complex development portfolios from acquisition through construction readiness. Experience leading multidisciplinary teams, consultants, and external stakeholders. Strong financial and commercial acumen with experience supporting land acquisition, budgeting, forecasting, and project performance. Established relationships within the Ontario development industry, including municipalities, engineering firms, planners, consultants, and regulatory agencies. Exceptional communication, negotiation, and stakeholder management skills.
