Your new company Our client is a boutique real estate development and property management company with a long-standing presence in British Columbia. The company manages a unique portfolio of privately owned commercial assets, including retail marketplaces, mixed-use destinations and placemaking-focused properties. They are now looking for an experienced Property Manager to join their North Vancouver team. As the properties are primarily owner-managed, this position offers greater involvement in decision-making, property strategy and the long-term success of the portfolio. Your new role Reporting to the Director of Property Management, you will provide leadership and day-to-day oversight across a diverse commercial portfolio located throughout the Lower Mainland and Vancouver Island. You will lead property operations, administration, financial management, leasing and tenant relations while working closely with the facilities, marketing, events and executive teams. You will maintain a visible presence across the portfolio through regular property inspections and meetings with tenants, contractors and key stakeholders. Your responsibilities will include: Overseeing property operations, maintenance programs and service contracts Preparing annual operating budgets and capital expenditure plans Reviewing financial statements, accounts receivable, invoices and budget variances Coordinating capital projects, tenant improvements and landlord work Leading leasing initiatives and working with external leasing brokers Reviewing offers, leases, renewals, assignments and other lease documentation Building strong relationships with tenants, contractors and community stakeholders Overseeing occupational health and safety programs Leading and supporting the Property Coordinator, Maintenance Supervisor and wider property team Providing regular operational and financial reporting to the executive team What you'll need to succeed To be considered for this role, you should have at least five years of experience in commercial property management, real estate development or a related field, including a minimum of two years in a supervisory capacity. You will have a strong understanding of commercial property operations, building systems, property accounting, lease administration and lease language. You should also be comfortable managing budgets, contracts, construction activity and relationships with a diverse group of tenants and stakeholders. The successful candidate will be a practical and adaptable leader with excellent communication, organizational and problem-solving skills. You must be comfortable travelling regularly between properties in the Lower Mainland and Vancouver Island. As this is primarily an owner-managed portfolio, a BC Property Management license is not required. What you'll get in return You will receive a competitive base salary, benefits and vacation.
