An opportunity has arisen for a Senior Property Manager to join the team in Calgary and lead the operations of one of Western Canada's most prominent office complexes. Your New Role As Senior Property Manager, you will be responsible for the overall operational, financial, leasing support, and tenant performance of a landmark office portfolio totaling over 2 million square feet. Reporting to the Vice President of Property Management; you will lead a multidisciplinary team and oversee all aspects of property operations, including budgeting, forecasting, capital planning, service contracts, tenant relations, security, life safety, sustainability initiatives, and vendor management. You will work closely with Asset Management, Leasing, Marketing, Construction, and Operations teams to enhance asset value, drive tenant satisfaction, support occupancy objectives, and ensure the portfolio continues to perform at the highest institutional standards. This role offers a unique blend of strategic leadership and hands-on execution. The successful candidate will be responsible for managing complex stakeholder relationships, leading major capital projects, supporting leasing initiatives, overseeing financial performance, and ensuring exceptional service delivery across the portfolio. What You'll Need to Succeed A minimum of five years of progressive commercial property management experience, ideally overseeing Class A or Class AA office assets. Strong financial acumen with experience preparing budgets, forecasts, variance analyses, business plans, and ownership reporting. Proven experience leading and developing teams within a complex property management environment. Strong understanding of lease administration, tenant relations, leasing support, and contract management. Experience overseeing building operations, service providers, security programs, life safety systems, and capital projects. Excellent communication, negotiation, and stakeholder management skills. Experience working within an institutional real estate environment is highly preferred. Professional designations such as CPM, RPA, FMA, are considered strong assets. Real Estate License is required. Experience with Yardi and advanced Microsoft Excel skills will be viewed favorably.
