Based in Montreal, the Investment Analyst will support the Acquisitions and Dispositions team by conducting financial analysis, financial modeling, due diligence, and market research to evaluate and execute real estate investment opportunities. Perform in-depth financial analyses to assess the feasibility, profitability, and risks associated with real estate acquisitions, developments, and asset repositioning using Argus Enterprise and Microsoft Excel. Develop, maintain, and update discounted cash flow (DCF) financial models. Participate in acquisition and disposition processes, including opportunity analysis, due diligence coordination, and the preparation of investment recommendations. Conduct comprehensive market and valuation analyses to assess economic, demographic, and real estate market trends. Coordinate and analyze the financial, operational, legal, technical, and commercial information required to evaluate investment opportunities as part of the due diligence process. Analyze financial statements, lease agreements, and rent rolls. Support the execution of acquisition and disposition transactions. Assist in preparing investment memoranda, executive presentations, and strategic analyses for investment committees and senior management. Collaborate closely with internal teams, including Acquisitions, Development, Operations, and Finance, as well as external partners, to support the execution of investment strategies. Participate in discussions with investors, financial partners, brokers, consultants, appraisers, and other stakeholders involved in transactions. Prepare presentations, reports, and other investment-related documentation. Monitor real estate markets, industry trends, capital markets, and the broader economic environment to identify new investment opportunities and anticipate potential risks. Qualifications Bachelor's degree in Finance, Accounting, Financial Engineering, Real Estate, or a related field (real estate specialization is considered an asset). 0 to 3 years of relevant experience in real estate investment, financial analysis, investment banking, private equity, or a related field. Knowledge of Argus Enterprise is considered an asset. Strong analytical and financial modeling skills, with advanced proficiency in Microsoft Excel. Ability to work under pressure and manage multiple priorities in a fast-paced environment. Strong client-service orientation and teamwork skills, with a proven ability to collaborate effectively with internal and external stakeholders. Excellent written and verbal communication skills in both French and English are considered an asset, depending on the role's requirements.
