Would you like to take on a stimulating, high-impact challenge? We are currently recruiting two Senior Advisors, Real Property Acquisitions. The positions may be based in one of our four office locations: Montreal, Quebec City, Toronto, or Ottawa.
The role
Reporting to the Director, Real Property Acquisitions, the Senior Advisor provides advisory, analytical, and coordination support across Alto’s land acquisition and Transit‑Oriented Development (TOD) activities. The role supports the execution of approved land acquisition strategies by preparing analyses, coordinating property‑related workstreams, and advancing due diligence, transactions, and stakeholder engagement activities.
Working closely with the broader Real Property team, the Project Management Office (PMO) and internal partners (Engineering, Construction, Finance, Legal, Commercial), the Senior Advisor helps ensure land acquisition activities are well‑coordinated, risk‑informed, and aligned with project schedules, budgets, and governance requirements.
The responsibilities
- Contribute to the execution of Alto’s Land Acquisition Program by translating approved strategies and priorities into analysis, workplans, schedules, and coordination activities.
- Prepare acquisition and deal analyses for early and strategic property acquisitions, including due diligence coordination, option analysis, risk assessments, and briefing materials for Director‑ and senior‑level review to influence key decisions.
- Contribute to integration of Transit‑Oriented Development (TOD) objectives into land acquisition activities, ensuring alignment with approved station‑area development strategies and stakeholder commitments.
- Coordinate property‑related workstreams with internal partners (Legal, Finance, Engineering, PMO) and external stakeholders, tracking inputs, decisions, risks, and follow‑ups.
- Participate in engagement with municipalities, developers, Indigenous partners, and external authorities by preparing materials, coordinating meetings, and documenting outcomes.
- Assist in the management of the acquired property portfolio through onboarding properties into the portfolio and coordinating with the property management function.
- Prepare materials for executive‑level updates, dashboards, and reporting on acquisition and TOD progress, risks, and upcoming decisions.
- Contribute to continuous improvement of acquisition processes, tools, and PMO integration by identifying gaps, documenting lessons learned, and supporting process enhancements.
The requirements
- Minimum 7 years of professional experience in real estate acquisitions, land development, infrastructure delivery or a related field.
- Experience supporting complex land transactions, due diligence, negotiations and regulatory approvals.
- Exposure to TOD, public transit or large-scale infrastructure projects is a strong asset.
- Demonstrated experience working in multi-stakeholder and public-private environments.
- Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment, including responsibilities that may evolve beyond the initial scope of the role.
- Excellent written and verbal communication skills; bilingualism is an asset.
- Willingness to travel in Ontario and Quebec as required.
