Leasing Agent – Toronto, ON

Feel good about where your work, where your expertise and passion can contribute to the ongoing success of our company, in which integrity and respect shape our business. To ensure we consistently deliver this to residents, we are looking for a Leasing Agent to join our team. If you have a solid sales background and exceptional customer service skills to screen prospective tenants and aim for maximum rental rate, this position is perfect for you. This is a dynamic, non-stationary position requiring adaptability and openness to flexible portfolio assignments on short notice as per the operational needs.

The base salary range for this position is from $42,000 - $47,000 annually, plus commission. The starting base salary may vary based on job-related knowledge, role complexity, skills, experience, and internal equity, with opportunities for progression within the range as team members grow and develop in their roles.

What you will do:

  • Qualify prospects, demonstrate product, and follow up with clients.
  • Inspect upcoming market-ready suites and communicate related service needs to the Property Manager.
  • Demonstrate community and apartment/model and apply product knowledge to clients’ needs by communicating the features and benefits; close the sale.
  • Verify application forms, obtain all necessary documents, and submit recommendations and findings to the Property Manager for approval.
  • Prepare leases, schedules, assignments, sublet, and addendum forms.
  • Maintain an updated Availability Report.
  • Follow up with building staff to ensure the apartment is ready for resident move-in.
  • Orient new residents to the community.
  • Maintain consistently accurate traffic reports.
  • Assist in monitoring renewals. Distribute and follow up on renewal notices.
  • Conduct market surveys of the local community on a regular basis.
  • Monitor advertising effectiveness and keep the marketing department informed about any necessary changes.
  • Complete hydro consumption forms on vacating units and record appliance information.
  • Participate in required training in order to comply with new or existing laws.

Who You Are:

  • Flexibly support various portfolios as assigned by the Leasing Manager, adapting to shifting responsibilities based on operational needs.
  • Previous experience in leasing in the property management industry is a strong asset
  • Excellent customer service experience in a sales-related field
  • Strong oral and written communication skills
  • Good understanding of MS Office, Word, Excel, and Outlook is required
  • Knowledge of the Residential Tenancies Act (RTA), Ontario Human Rights Code, Privacy, and AODA legislation is a strong asset
  • Ability to work a flexible schedule, including evenings and weekends on a regular basis
  • Must have a neat, clean, professional appearance, always representing the company in a professional manner.
  • Must possess a vehicle and a valid Class G driver’s license
