The Client: Our client is a well-established, boutique real estate firm based in Vancouver, providing custom-tailored property management, asset management, and development management services to a select group of clients across the Lower Mainland. In business for over 50 years, they manage a diverse portfolio of commercial properties, including some of downtown Vancouver's most recognized office towers and retail assets. They offer a close-knit, family-oriented culture where every team member is invested in the company's continued success. The Position: Our client is seeking an experienced General Manager to take full ownership of the operations of a community-oriented retail shopping centre serving the Fraser Valley market. This is a highly visible, autonomous leadership role reporting directly to the VP of Property Management, with responsibility for the overall financial performance, staffing, marketing, and day-to-day operations of the centre. You will be the face of the property, building and nurturing relationships with the property owner, tenants, service contractors, and the broader community, while also being deeply hands-on with the operational and financial realities of running a shopping centre. This role suits someone who genuinely enjoys wearing multiple hats: one day you might be walking the site with a maintenance contractor, the next reviewing a variance report with the accounting team, and the next presenting a marketing initiative designed to drive foot traffic. Key responsibilities include: Operations & Property Management Managing the day-to-day operations and maintenance of the centre, including oversight of HVAC, janitorial, security, and general maintenance service contracts Overseeing all property administrative functions and the on-site administration office Working closely with the building operations team to uphold service excellence standards Organizing and managing tenant improvement projects and building capital projects from planning through completion Financial Management Delivering sound financial management of the property, including timely rent collection and accurate reporting Preparing annual operating expense, revenue, and capital budgets in partnership with the accounting team Preparing monthly and quarterly property investment reports for ownership Maintaining tenant percent rent tracking and coordinating percent rent invoicing with the accounting team Marketing & Tenant Relations Coordinating the annual marketing program and associated budget, with accountability for delivering year-over-year increases in sales per square foot and overall foot traffic Managing tenant retention programs and seasonal promotions designed to keep the centre vibrant and competitive Supporting specialty leasing initiatives and tenant lease renewals Assisting with the leasing of vacant spaces, cooperating closely with listing brokers and coordinating tenant showings Coordinating tenant move-ins and move-outs, and maintaining up-to-date tenant records, including insurance certificates and emergency contact information Team Leadership Hiring, training, supervising, and overseeing all administrative and operations staff required for successful management of the property Fostering a culture of accountability, service excellence, and continuous improvement among the on-site team The Requirements: Current BCFSA Rental Property Management license, or willingness to complete the required course and exam within the first year of employment (tuition fully reimbursed upon successful completion) A minimum of 5 years of experience in the property management industry, combined with a genuine passion for commercial real estate and an eagerness to keep learning A minimum of 3 years of experience specifically managing enclosed retail shopping centres or a retail-focused property portfolio High school graduation plus a college diploma in a related field Strong technical and software proficiency, including MS Office and property management platforms such as Yardi, Angus, and Keyscan Strong financial and analytical skills, with demonstrated ability to read and interpret income statements, balance sheets, variance reports, and cash flow statements Strong personnel management skills and experience building and leading a team A marketing and advertising background relevant to retail businesses and shopping centres General working knowledge of property management best practices and commercial lease structures Exceptional organizational skills, with the proven ability to multi-task and consistently meet deadlines in a fast-paced environment A self-starter mentality — comfortable operating independently, while equally effective in a collaborative, team-oriented environment A coachable disposition, genuinely open to learning and expanding your skill set A "customer first" attitude, ideally backed by prior experience in a service-oriented industry Why should you apply?
