Building Science Technologist (Property Condition Assessments) Lower Mainland, BC Annual Salary Range: CAD 55,000-65,000 Are you interested in building your career in conducting Property Condition Assessments and practice of Building Science? Pinchin is seeking a Building Science Technologist to join our Property Condition Assessment (PCA) and Building Science team in Lower Mainland. This role reports to the Team Leader. Role Overview The successful candidate will support Property Condition Assessments, Building Condition Assessments, Depreciation Reports / Reserve Fund Studies, and Capital Planning projects. You will apply your knowledge of building construction and building systems to evaluate the condition of existing facilities, identify deficiencies, and provide clients with practical recommendations for maintenance, repair, and replacement planning. Your Role and Action * Conduct Property Condition Assessments (PCAs), Building Condition Assessments (BCAs) and Depreciation Reports (DRs) in accordance with applicable ASTM standards and industry best practices. * Perform site inspections of commercial, industrial, institutional, and multi-residential properties. * Assess building components including structural systems, building envelopes, roofing systems, mechanical and electrical systems, interior finishes, and site infrastructure. * Document deficiencies, maintenance concerns, and life-cycle replacement requirements. * Support the preparation of Capital Reserve Plans and Capital Expenditure Forecasts. * Collect field data, measurements, and photographic documentation during site visits. * Complete quantity take-offs and assist with cost estimates for repair, replacement, and capital planning projects. * Prepare clear and concise technical reports outlining findings, opinions, and recommendations. * Coordinate with project managers and clients throughout project execution. * Maintain quality assurance, quality control, and health and safety protocols. * Travel to project sites throughout BC as required. * Perform other related duties as assigned. What You’ll Bring to Pinchin The ideal candidate combines technical knowledge, attention to detail, strong communication skills, and a desire to grow within the Building Science and Assessment field. * Diploma in Architectural Technology, Civil Engineering Technology, Building Science, Construction Engineering Technology, or a related discipline. * Bachelor's degree in Architecture, Building Science, Engineering, or related field is considered an asset. * Experience conducting Property Condition Assessments, Building Condition Assessments, Facility Condition Assessments, or Reserve Fund Studies is considered an asset. * Knowledge of ASTM E2018-24 Property Condition Assessment standards is preferred. * Understanding of building construction methods and building systems. * Familiarity with roofing systems, exterior cladding, building envelopes, mechanical systems, and electrical systems. * Ability to read and interpret drawings, specifications, and technical reports. * Strong technical writing and report preparation skills. * Experience with cost estimating, UniFormat, and asset management software is considered an asset. * Proficiency with Microsoft Office; AutoCAD experience is considered an asset. * Valid driver's license and access to a reliable vehicle with the ability to travel to project sites (mileage reimbursed). * Ability to perform field work including carrying ladders, tools, and personal protective equipment.
