THE OPPORTUNITY Reporting to the Director of Property Management, the Property Manager is accountable for the day-to-day operational performance and tenant experience of WestWalk Pointe-Claire, a mixed-use residential and commercial property. The Property Manager leads the small on-site operations team and coordinates maintenance, security, janitorial services and external contractors. The role requires a proactive, hands-on manager with strong preventative maintenance discipline, a hospitality-driven approach to customer service and a clear bias for action. Based at WestWalk Pointe-Claire, the position requires frequent site presence to ensure operational excellence, rapid issue resolution and strong tenant satisfaction. Key Responsibilities Lead the day-to-day operations of WestWalk Pointe-Claire and the on-site team, including maintenance, security, janitorial staff and external contractors. Deliver outstanding tenant service with a hospitality-driven mindset, ensuring inquiries and concerns are acknowledged promptly, resolved professionally and communicated transparently in collaboration with the Property Management Coordinator. Own property-level service KPIs established by the Director of Property Management, including response time, resolution time, tenant satisfaction and recurring issue tracking; identify gaps and drive corrective action. Generate, prioritize and track work orders through completion, maintaining clear accountability and follow-up with tenants and service providers. Conduct regular property inspections to ensure lease compliance, maintenance standards, cleanliness, safety protocols and overall presentation of the property. Supervise and coordinate vendor performance, ensuring cost-effective, contract-compliant service and escalating performance issues where required. Execute the preventative maintenance program and operating standards established for the portfolio, using scheduling tools and property data to minimize downtime and extend asset lifespan. Maintain an optimized inventory of critical parts and supplies to support rapid turnaround of Maintenance and customer service requests. Monitor property operating expenses and budget performance, identifying service, operational and cost issues early and recommending corrective actions to the Director. Prepare monthly property performance reporting covering operational metrics, tenant feedback, recurring issues, work-order performance and budget alignment. Maintain accurate lease files, property records and documentation, ensuring compliance with Internal policies, legal requirements and external audit standards. Support residential and commercial leasing efforts by showing available units or spaces, assisting with negotiations and coordinating lease execution in accordance with approved leasing parameters. Manage tenant move-ins and move-outs, ensuring a seamless onboarding and offboarding experience and clear coordination across internal teams and service providers. Proactively identify operational, maintenance and tenant-service issues and drive them through to resolution without requiring constant direction. Required Experience & Qualifications 5+ years of experience in commercial and residential property management, ideally within multifamily,mixed-use, luxury or new-construction properties. Strong understanding of lease administration, rent escalations and legal compliance. Good knowledge of Quebec property regulations and the Tribunal administratif du logement (TAL). Working knowledge of HVAC, fire life safety (FLS) systems and building infrastructure, with the ability to manage both preventative and corrective maintenance programs. Experience managing building operations, vendors, contractors, operating budgets and property-level performance metrics. Proficient in property management software, including Yardi, with a focus on operational efficiency and tenant engagement. Bilingual in English and French (spoken and written), with strong communication skills in both languages. Self-motivated and collaborative team player, able to work independently under pressure while contributing effectively within cross-functional teams. Strong analytical and organizational skills, with the ability to use operational data and recurring Issue trends to improve property performance.
