The Client: Our client is a well-established, privately held real estate organization with a significant presence in Western Canada and a growing residential portfolio. The company is active across the development, ownership and management of residential real estate and has a strong pipeline of future projects. This is an opportunity to join a sophisticated real estate platform in a senior leadership capacity, with the mandate to help drive the performance, positioning and long-term value of a substantial residential portfolio. The organization is looking for a strategic, commercially minded real estate professional who can operate at both the portfolio and property level while leading a team of experienced property management professionals. The Position: They are seeking an Associate Director, Asset Management, Residential to provide strategic oversight of a large residential rental portfolio. Based in Vancouver, this position will be responsible for the overall performance and operations of a diverse portfolio of residential assets within the lower mainland. This is a strategic asset management and leadership role, rather than a traditional property management position. The successful candidate will be responsible for developing and executing asset strategies, improving portfolio performance, overseeing financial results, identifying repositioning opportunities and working closely with ownership, investors and internal stakeholders. Key Responsibilities: Asset Management & Portfolio Strategy Develop, implement and annually update five-year asset management plans across the residential portfolio. Provide strategic oversight of portfolio and individual asset performance, ensuring properties are performing in line with established business plans. Identify opportunities to improve NOI, cash flow, operational efficiency and long-term asset value. Develop and implement repositioning strategies for older or underperforming assets. Review monthly financial statements, budgets, forecasts and variance reporting. Analyze property performance and identify opportunities for operational and financial improvement. Participate in property due diligence, acquisitions and dispositions. Prepare and review asset and property management reports for senior leadership, owners and investors. Maintain strong relationships with key stakeholders and provide regular reporting and updates. Work closely with Development, Construction, Sales and Marketing teams on upcoming rental projects, including development planning, positioning and lease-up strategies. Residential Operations Provide strategic oversight of day-to-day residential property operations. Support lease-up strategies for purpose-built rental projects, including market positioning and amenity strategies. Oversee budgeting, rent reviews, capital planning, reporting and operational performance. Review financials for accuracy and prepare monthly and quarterly reporting for owners and investors. Oversee capital projects, major building improvements, maintenance programs and sustainability initiatives. Conduct regular property visits and ensure assets are maintained to a high standard and in compliance with applicable regulations. Review purchasing and contracts in accordance with established policies. Work collaboratively with Sales and Marketing to maximize the value and marketability of each asset. Leadership & Team Development Lead, coach and mentor Property Managers and other members of the residential team. Establish clear expectations and provide direction, guidance and performance management. Develop team capability and ensure the department is structured to support the organization's current and future portfolio. Review and improve departmental procedures, programs and policies. Work closely with senior leadership on portfolio structure, staffing and operational strategy. The Requirements: The ideal candidate will bring 7–10+ years of progressive experience within residential real estate, asset management or property operations, with a demonstrated ability to operate strategically while maintaining a strong understanding of property-level execution. I'm are particularly interested in candidates who bring: Experience overseeing a sizeable residential rental portfolio. Strong financial and analytical capabilities, including budgeting, financial statement review, variance analysis and portfolio reporting. Demonstrated experience developing and executing business or asset management plans focused on long-term value creation. Experience leading and developing Property Managers or other senior property management professionals. A strategic, forward-thinking approach to portfolio positioning and asset performance. Experience with lease-up strategies and/or purpose-built rental developments. Strong knowledge of residential property operations, capital planning, leasing and tenant improvements. A bachelor's degree in Commerce, Business Administration, Real Estate, Urban Land or a related discipline is preferred. A valid BCFSA Rental Property Management license (asset). Strong knowledge of the Residential Tenancy Act. Yardi experience is considered an asset. Candidates from residential development, ownership and asset management environments will be of particular interest. Experience with institutional multifamily portfolios will also be considered where the candidate can demonstrate the required combination of strategic asset management, financial expertise and people leadership.
