About the Opportunity An established and growing commercial real estate organization is seeking an experienced Senior Property Manager to oversee a diverse portfolio of commercial assets across Metro Vancouver. This is an excellent opportunity for a relationship-driven property management professional looking to join a collaborative, people-first organization that values autonomy, professional development, and operational excellence. Reporting to senior leadership, you will be responsible for the overall performance of your portfolio, including operations, financial management, tenant satisfaction, capital planning, and client relationships. You'll also provide leadership and mentorship to Property Administrators and site teams while partnering closely with internal departments to ensure exceptional service delivery. Key Responsibilities: Manage the day-to-day operations of a diverse commercial property portfolio, including office, retail and industrial assets. Build and maintain strong relationships with property owners, tenants, contractors, consultants and internal stakeholders. Prepare and manage annual operating budgets, capital budgets and financial forecasts. Review monthly financial statements, variances and reporting while identifying opportunities to improve portfolio performance. Lead capital improvement projects, tenant improvement initiatives and building upgrades from planning through completion. Ensure preventative maintenance programs are effectively implemented and building systems are maintained to a high standard. Coordinate third-party service providers and negotiate vendor contracts to achieve quality service and value. Monitor lease obligations and collaborate with leasing teams to support tenant retention and occupancy objectives. Ensure compliance with all applicable legislation, health and safety requirements, and company policies. Mentor and support Property Administrators and on-site teams, fostering a collaborative and high-performing environment. Identify opportunities to improve operational efficiencies, tenant experience and overall asset performance. Qualifications: Minimum 8 years of commercial property management experience. Active BC Financial Services Authority (BCFSA) Rental Property Management License. Experience managing commercial portfolios consisting of office, retail and/or industrial assets. Strong financial acumen with experience preparing operating budgets, capital budgets and financial reporting. Demonstrated experience managing capital projects and tenant improvement programs. Excellent communication, client relationship management and leadership skills. Highly organized with strong problem-solving and decision-making abilities. Experience with Yardi Voyager or similar property management software is considered an asset. What's Offered: Competitive base salary of $115,000–$135,000, depending on experience.
