We are a rapidly expanding multi-family real estate operator managing 5,000–6,000 units across the West Coast, Quebec, and Ontario, with a focus on delivering affordable, well-maintained housing that meets the needs of diverse communities. Our portfolio consists primarily of Class B properties that provide stability and comfort for residents while generating strong long-term returns for our investors. We pride ourselves on a hands-on, operational approach, where every aspect of marketing, leasing, and community management directly contributes to the success of our properties. By combining strategic vision with practical execution, we create living environments that are both welcoming to residents and financially sustainable. We are seeking a Director of Marketing to play a central role in shaping the marketing and leasing efforts across our entire portfolio. This is a high-impact, in-office role based in our downtown Ville-Marie office, offering a competitive salary of $130k–$145k with full benefits. The ideal candidate will be a seasoned marketing professional with proven multi-family experience, exceptional sales acumen, and the ability to design and implement marketing systems from the ground up. In this role, you will lead marketing strategy, oversee operational execution, and collaborate closely with leasing and property teams to ensure that marketing efforts drive occupancy, revenue, and resident engagement. Responsibilities: Develop and execute comprehensive marketing strategies across multiple regions, ensuring that each property’s marketing approach aligns with company objectives and local market conditions. Oversee all marketing operations from A-Z, including digital campaigns, print advertising, social media, email communications, signage, and resident-focused materials, ensuring consistency and high impact. Implement lead generation and conversion strategies that connect marketing efforts directly to leasing performance and occupancy goals across the portfolio. Build, maintain, and optimize marketing systems, processes, and workflows to create a scalable, efficient approach for multiple properties. Collaborate closely with leasing and property teams to ensure that marketing initiatives support sales objectives and enhance the resident experience. Analyze marketing performance metrics, produce detailed reporting, and adjust campaigns and strategies based on data-driven insights to maximize results. Ensure brand consistency across all properties and channels while tailoring campaigns to suit local demographics and market conditions. Manage relationships with external vendors, agencies, and partners to ensure all marketing projects are delivered on time, on budget, and to the highest standards. Qualifications: Extensive experience in multi-family marketing, with a strong track record of campaigns that drove measurable results, including digital and traditional channels. Hands-on sales experience in multi-family or real estate leasing, with the ability to connect marketing initiatives directly to occupancy and revenue outcomes. Demonstrated ability to create marketing systems and processes from scratch, building scalable solutions for growing portfolios. Strong analytical skills with experience using metrics to measure ROI, optimize campaigns, and adjust strategy as needed. Excellent leadership and communication skills, with the ability to motivate and guide teams while collaborating with multiple departments. Proficiency with digital marketing platforms, CRM tools, and property management software, ensuring campaigns are executed effectively and efficiently. Previous experience with affordable housing or Class B residential properties is highly preferred. Highly organized, detail-oriented, and capable of managing multiple initiatives in a fast-paced, dynamic environment.
