DEVELOPMENT MANAGER – RESIDENTIAL CONSTRUCTION Company: Aragon Properties Ltd. Location: Vancouver, BC (Head Office) Position Type: Full-Time, Permanent Salary: $130,000 – $160,000 annually (Commensurate with experience and track record) ABOUT ARAGON PROPERTIES LTD. We are seeking an experienced, proactive, and results-driven Development Manager to take the lead in delivering current and future multi-family residential projects through the municipal approval and design processes. POSITION OVERVIEW As a Development Manager at Aragon, you will be responsible for driving projects through all stages of municipal approvals, design development, and permitting for our active development pipeline. You will act as the primary lead coordinating external consultant teams and municipal officials—ensuring projects move through city channels efficiently, deadlines are rigorously pushed, and consultant expenditures are kept lean and strictly monitored. KEY RESPONSIBILITIES Municipal Approvals & Government Relations Lead all municipal applications, including official city plan amendments, Rezonings, Development Permits, and Building Permits. Act as the primary point of contact for municipal staff, elected officials, and community stakeholders to navigate approvals and permit requirements. Maintain aggressive momentum on municipal reviews, actively managing and pushing city timelines to secure permits without delay. Consultant Management & Cost Control Retain, coordinate, and manage multi-disciplinary consultant teams (Architects, Engineers, Landscape Architects, Environmental, etc.). Actively monitor consultant billing and scope to minimize fees, avoid cost overruns, and keep consultant expenses strictly within target. Ensure consultant deliverables are coordinated, accurate, and submitted on schedule. Timeline Management & Execution Maintain and push project development schedules to keep all municipal and design milestones on track. Identify potential regulatory bottlenecks early and implement proactive solutions to keep approvals moving forward. Collaborate with internal construction teams to ensure smooth handoffs as approvals and building permits are secured. Qualifications & Skills Experience: Minimum 5+ years of direct experience as a Development Manager in residential/mixed-use real estate development. Education: Degree or diploma in Urban Land Economics, Architecture, Engineering, Planning, or a related field. Municipal Expertise: In-depth knowledge of local municipal planning processes, bylaws, and approval frameworks across the Lower Mainland / BC region. Proactive & Results-Driven: Proven ability to push municipal timelines, hold consultant teams accountable, and keep project schedules on track. Cost Discipline: Strong record of managing consultant scopes and controlling pre-construction expenses. Communication: Exceptional verbal, written, and negotiation skills.
