The team is dedicated to maintaining best-in-class properties, fostering positive tenant experiences, and delivering exceptional service through a collaborative and hands-on approach. www.enrightcapital.com Role Description Reporting to the Operations Manager and working alongside the Operations Supervisor and Property Management Team, you will be responsible for maintaining building systems, completing preventative maintenance programs, responding to tenant requests, coordinating contractors, and ensuring our properties operate safely, efficiently, and to the highest standards. Perform daily property inspections at designated property Complete weekly, monthly, quarterly and annual Preventive Maintenance tasks on HVAC, plumbing, fire life and safety systems. Monitor building automation system alarms and equipment trends, respond to abnormal readings, and escalate unresolved issues to Operations Manager and Senior Property Manager. Respond to work orders and complaints promptly with a high level of customer service. Set up and maintain all preventative maintenance programs for the designated portfolio. Work with Property Management Team to ensure tenants are updated in a timely manner regarding requests or issues that may adversely affect tenant comfort and cannot be immediately resolved. Coordinate any work that is taking place in the building or tenant spaces with the applicable Property Management Team member. Ensure mechanical rooms and equipment are clean and tidy at all times. Assist Operations Supervisor, Operations Manager and Senior Property Manager with the preparation of annual operating and capital expenditure budgets including operational input and gathering quotations as required. Respond to building emergencies such as power failures, floods and fire alarms. Participate in the on-call rotation. Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the Operations Manager in a timely manner to limit exposure to liability and loss. Ensure service contracts are enforced, service levels are achieved, and contractors are adequately supervised when on site. Perform follow-up inspections after repairs and contractor visit to verify that work is complete, deficiencies are corrected, and affected areas are restored. Be familiar with all aspects of the building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety and ensure all equipment and systems are operational in a safe and efficient manner and are incompliance with all applicable government codes and regulations. Assist with access-card, card-reader, door, lock, and controlled access issues Understand the Purchase Order (PO) process, including but not limited to using approved vendor within company’s vendor pool and obtaining all required documentation. Ensure properties are maintained, clean and presentable for leasing tours. Experience and Qualifications 5th Class Power Engineering Certificate (ABSA) 3+ years of building operations experience Physical and intellectual ability to complete basic repairs and maintenance with a strong knowledge of building operations and troubleshooting of building systems, including but not limited to: HVAC, Electrical, Plumbing, Automation, Life Safety, Building Envelope. Understanding of water treatment, domestic-water systems, pumps, valves, and backflow prevention. Experience/proficiency operation Building Automation Systems (BAS) using Siemens, Honeywell etc. Knowledge on Fire, Life and Safety system, including and not limited to: Fire Panels, Sprinkler systems, Strong knowledge on pneumatic and DCC controls systems High level of professionalism including appearance and grooming. Professional handling of confidential tenant, security, and building information. Ability to maintain composure, communicate clearly, and make decisions during emergency response, incident stabilization, and escalation procedures. Analytical and problem-solving skills. Ability to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and the public; self motivated and professional. Very effective time management and organizational skills. Ability to work under little supervision, express individual thinking and be proactive. Valid 5th Class Alberta drivers license with a clean driver abstract. Proficient computer skills including Microsoft Office 365 (SharePoint, OneDrive, Teams, and Office suite). Exigences
Candidates must possess a 5th Class Power Engineering Certificate and at least 3 years of building operations experience. Strong technical knowledge of HVAC, electrical, plumbing, and building automation systems is required, along with a valid driver's license.
