They are looking for an Asset Management Analyst to join their team and play an important role in evaluating asset performance, identifying opportunities to enhance value, and supporting key investment and portfolio decisions. You'll be joining an organization that places value on its people and offers a strong overall package, including: - Competitive base salary: $80,000-$100,000 + 8-12% typical annual bonus - 3 weeks' vacation + 3 personal days & 6 sick days - Hybrid work model: 3 days in office / 2 days from home - Summer Fridays: Half-day Fridays from Canada Day through Labour Day weekend - Office closure during the holiday week - Comprehensive benefits from your start date, with premiums fully covered and dependents included at no additional cost RRSP matching: 4% company match after 3 months - A collaborative environment with meaningful exposure to real estate investment, asset strategy, leasing and portfolio performance What You'll Do: - Build and maintain sophisticated financial models using ARGUS Enterprise and Excel to evaluate asset performance, investment opportunities, leasing scenarios, and portfolio strategies. - Prepare monthly and quarterly asset reporting, including performance analysis, variance analysis, cash flow projections, and other key management reporting. - Conduct detailed market and asset-level research and due diligence to support strategic recommendations and business decisions. - Support the analysis of acquisitions, financing, refinancing, and capital structuring initiatives. - Evaluate potential leases, renewals, and leasing strategies, assessing financial impacts, owner obligations, restrictions, and opportunities to enhance asset value. - Develop and analyze cash flow projections, redevelopment scenarios, business plans, and other asset-level initiatives. - Partner with internal stakeholders to assess portfolio performance and identify opportunities to improve operating results and maximize returns. - Prepare clear, concise analysis and presentations for senior management. - Support special projects and other strategic initiatives within the Asset Management team. What You Bring: - 3+ years of experience in asset management, real estate investment, financial analysis, or a closely related field. - Hands-on experience using ARGUS Enterprise is required; ARGUS certification (ASC) is considered an asset. - Strong understanding of commercial real estate financial analysis and asset performance. - Advanced Microsoft Excel skills, including financial modelling and analysis. - Experience working with leases, cash flow projections, business plans, and/or real estate investment analysis. - Strong analytical and problem-solving abilities, with the confidence to turn complex information into practical recommendations. - Excellent written and verbal communication skills, with the ability to present findings clearly to senior stakeholders. - Strong organization and time-management skills, with the ability to manage multiple priorities while maintaining a high level of accuracy. - Post-secondary education in Finance, Business, Real Estate, Economics, or a related discipline is preferred.
