Building Manager Sophora at the Park Coquitlam, British Columbia Job Type: Full-time, Permanent Hours: Approximately 40 hours per week Work Location: In person at Sophora at the Park, Coquitlam, BC Expected Salary Range: $52,000 to $115,000 per year, depending on experience, qualifications, and relevant building-management skills About the Position Sophora at the Park is seeking a reliable, professional, organized, and service-oriented Building Manager to assist with the day-to-day operation and upkeep of our residential community. The Building Manager will work closely with the Strata Council, property management, residents, contractors, and service providers to help ensure the building is safe, clean, well-maintained, secure, and operating efficiently. Key Responsibilities Monitor the building and common areas and report maintenance, safety, security, or operational concerns Respond professionally to resident inquiries and building-related concerns Coordinate access for approved contractors, trades, and service providers Follow up on maintenance and repair work as directed Conduct routine visual inspections of common areas and building facilities Assist with coordinating move-ins and move-outs Assist with building access, keys, fobs, elevators, intercoms, and other building systems as required Maintain organized records of maintenance issues, incidents, service visits, and building activities Communicate building issues and updates to the Strata Council and/or property manager Assist with notices and other routine building communications as directed Help monitor the cleanliness and general condition of common areas Assist with coordinating building maintenance, repairs, inspections, and scheduled service work Respond appropriately to urgent building situations and contact the appropriate contractor, service provider, property manager, or emergency service when necessary Help ensure established building procedures, rules, privacy requirements, and safety requirements are followed Perform other reasonable building-operation duties as assigned Qualifications and Skills Reliable, responsible, professional, and organized Strong communication and interpersonal skills Good problem-solving and time-management abilities Able to work independently and follow established procedures Able to manage multiple tasks and prioritize building issues appropriately Comfortable communicating with residents, contractors, property management, and the Strata Council Good written communication, computer, email, and record-keeping skills Ability to maintain confidentiality and handle resident and building information professionally Previous experience in residential building operations, building management, concierge services, maintenance, facilities, property operations, or a related position is an asset Previous experience working in a large residential building or high-rise is an asset Must be legally entitled to work in Canada Computer and Building Technology Skills Experience with some or all of the following is preferred: Microsoft Word, Excel, Outlook, and/or similar Google applications Email, electronic documents, PDFs, spreadsheets, and online file management CCTV and building security camera applications Video management and security monitoring software Access-control and electronic fob systems Intercom and visitor-entry systems Elevator access and booking systems Parking-management and visitor-parking applications Building resident portals and communication applications Maintenance and work-order tracking systems Contractor and service-request management systems Electronic incident reports and building logs Basic troubleshooting of computers, mobile applications, printers, tablets, and related equipment Ability to learn new building software, applications, systems, and technology as required Any access to security cameras, access records, resident information, or other confidential building information must be limited to authorized building purposes and handled appropriately and confidentially. Schedule This is a full-time, permanent position, generally approximately 40 hours per week. The regular schedule will be established with the successful candidate. Some evening or weekend work may occasionally be required depending on building needs, scheduled work, or urgent situations and will be handled in accordance with applicable British Columbia employment standards. Compensation Expected Salary Range: $52,000 to $115,000 per year, depending on experience, qualifications, and relevant building-management skills.
